July 2026 Update
Bellway Homes is pleased to share recent progress at the Colney Heath site. We want to keep local residents and other interested parties informed about the planning and construction of 155 homes in Colney Heath.
In November 2025, ‘outline’ planning permission was granted for the use of the land, the amount of homes and access to the site by St Albans City and District Council.
In March 2026, a new ‘Reserved Matters’ planning application was submitted to St Albans City and District Council this has been updated in June. This relates to the detailed design of the scheme- including appearance of the new homes, landscaping, layout, and scale.
Since then, discussions have continued between Bellway and St Albans and updated plans were needed to consider comments raised by the Council, Herts County Council and other consultees. The town planners are now assessing this information and Bellway are aiming to secure planning permission later in July 2026.
In addition, Bellway are preparing and submitting conditions attached to the outline planning permission to allow commencement on site later in the Summer.

Amendments to the proposals
Building Heights
The Reserved Matters proposals have been amended following consultation with planning officers, Hertfordshire County Council and other consultees. Building heights have been reduced and the development will comprise predominantly two and two-and-a-half-storey homes.
Design
Further to detailed analysis and with a close eye on the architecture already present in the village, the building design incorporates materials and architectural features commonly found within the local area, including brick, render, weatherboarding, pitched roofs and traditional window detailing.
Layout
Amendments have also been made to the layout during the Reserved Matters process. For example, Block E and the adjacent parking area have been repositioned further away from the southern boundary in order to retain soft landscaping and existing vegetation.
Landscape
Additional landscaping and tree planting have also been incorporated following consultation responses.
